CONDO RENTAL GUIDE


DEAR GUEST OR TENANT

For the Administration and the owners of each Condominium, is a pleasure to serve you and open our doors for you and your family to enjoy staying with us at Jaco Beach.


BASIC INFORMATION

CONDO AND COMMON AREA RULES:

  • No Smoking in the common areas. Smoking is only allowed on the balcony of your rental with the doors closed. If the smell of smoke is found in the condo there will be a minimum fee of $300 for cleaning
  • No glass at the pool or its surrounding areas. If you do bring glass to the pool and it breaks you will have to cover the cost to drain the pool at a minimum of $2500
  • No drying towels on the balcony rail, this is prohibited. Please use your dryer in the unit.
  • Pool opens at 8am and closes at 10pm. There is no lifeguard, therefore swim at your own risk. No DIVING. Children must be with an adult at all times.
  • All guest must be registered at Check In unless prior arrangements are made with management. Outside guest are not allowed to use the pool or common areas.
  • If you break something or stain it, you must pay for it. You are renting from a homeowner, so please treat the condo, as if you are guest in their house.
  • The property must be delivered in the same conditions as the check in day. Except normal wear.
  • The administration staff may enter the property at reasonable times for repairs or cleaning service.
  • Guests can cook in areas specifically designed for cooking.
  • The guest must immediately notify the owner or agent in case of fire or other damage to the property.
  • The guest will be responsible for all acts of the family, guests, or other person invited to the property.
  • Guests can not sublet or assign this rental agreement. All guests must check-in prior to arrival.
  • All guests will be responsible for returning all keys from the condo at the time of check-out.
  • The guest must follow the rules of the place.
  • The guests must not bring pets to the condominium.
  • No meals or loud music are allowed in common areas.

RATES:

Our rates are quoted on a per night, per week or per month basis as noted. Unless specified, check-in time is after 3:00 p.m., and checkout by 12:00 a.m. on the day of departure. Most rates quoted are for a specified number of people (4 for 2-bedroom), additional guests are subject to a per-person, per day charge. Charges vary and are subject to change without notice.

CLEANING:

It is offered free of charge every other day in bookings over two days. Weekly and monthly bookings we provide 2 times a week. Extra cleaning fee is $ 30 by previously request.

TOWELS:

Each condo has an amount of towels assigned by the Administration. They have 4 white bath towels and 4 colored towels for pool use. Extra towels are not provided during the stay. We provide washer and drier so you can wash then and dry them at your convenience. On your cleaning day, staff can help you with washing and drying your towels on your behave. Towels can be found on the hangers in the bathroom or in the sink furniture of the bathrooms.

BEDDING:

The unit has its respective amount of linens. Replacement of daily linens can be provided for $ 30 extra.

Each condo has its own home equipment. It is always checked and counted by the cleaning staff and the administration. We ask to do not move out items from the Condo. If you do this and the item is not found at the checkout, you would have to pay for it.

No extra persons that exceed the capacity of the condo of 4 people are allowed. All requests should be dealt with management previously.

We also request to make proper use of air conditioners. Use them correctly and help us to continue providing good prices for your next visit.

We request to make careful use of utensils, towels, equipment, etc. Feel like been at home and please take care of the condo equipment as you do it at home. Help us share a nice experience for mutual way.

ADDITIONAL CHARGES (NOT included in rate):

Rates include a light maid service every other day. Extra cleaning has a cost of $20. Kitchen cleaning is not part of the service.

ADDITIONAL PEOPLE:

No extra persons that could exceeds the capacity of the condominium that is 4 people is allowed. All requests must be processed in advance with the administration.

All extra guest must be approved by the administration of the place. The cost per additional guest is $ 10. ATTENTION: If you enter with an unregistered visit and objects of your property or money are lost, we are NOT responsible, in addition the entrance will be allowed from 10 pm to 6 am.

A/C:

Each condo has an air conditioning unit in each section, so we ask you to make good use of them. Use them the right way, help us saving energy and taking care of the environment.

AMENITIES:

Please be careful using the household items and toiletries. Feel at home and take a good care of them as you do in your house. Help us sharing a nice experience in a mutual way.

RESERVATIONS AND PAYMENTS:

For Daily or Weekly rentals we require one night deposit at the time of the booking. For monthly rentals, we require a minimum deposit of $500. Final payment, consisting of the remaining balance, must be received upon check in. Failure to make final payments on a timely basis will make reservation subject to automatic cancellation with no refund. You may cancel the reservation any time prior to 30 days of arrival for a cancellation fee of $50.

CONDITION OF RENTAL:

The property shall be in the same condition upon departure as at check-in. Normal wear and tear excepted. Owner or its agents may enter the property at reasonable times to make repairs or provide maid service. Guest may cook in areas specifically designated for cooking. Guest must immediately notify Owner or agent of fire or other damage to property. Guest shall be liable for all acts of the family, invitees, employees, or other persons invited onto the property. Guest may not sublet or assign this rental agreement. All guests must be registered prior to arrival. Guest shall be responsible to return all keys upon departure. Guest shall abide by the House Rules of the Owner, Property Manager, Condominium Association and/or the Booking Agent as provided to Guest. Guests shall not bring any pets onto the property. Guest will not smoke indoors. Guest will rinse feet of sand prior to entering the unit. No parties shall be allowed without prior consent. Additional charges may apply. No catering or outside music permitted without prior consent, additional charges may apply. Guest shall not permit any use of pool or Jacuzzi by unsupervised children or other guests, and shall keep gates closed. Guest and other registered guests shall use the pool and Jacuzzi at their own risk.

DAMAGES:

I, the renter, agree to be fully responsible for any and all cost of damages and costs of replacement items caused by me and/or his/her visitor(s) and/or guest(s). Furthermore, I agree MONTECARLO CONDO can charge the credit card on file for all damages caused by the guest and/or his/her visitor(s) and/or guest(s) and I will not attempt a chargeback to my credit card for charges for the costs of damaged and/or replacement items or that I will pay cash for those damages.

SECURITY DEPOSIT:

Guests MUST provide a valid credit card to leave a voucher open to protect against any damages to and/or loss of items from the Property and to assure payment of items charged to the Guest Account. The deposit will be held in Monte Carlo Administration and will be returned without any charge unless any damage was found in no later than 2 calendar days after the termination of the agreement. We must give you a written statement at that time explaining any charges. Charges can be made for the following reasons: to repair or replace anything that is damaged or missing; to pay any and all amounts due; to replace keys; additional cleaning expense or to clean excessive dirt (i.e. stained carpets, furniture, walls, appliances, etc.) and put the unit, and the things in it, in the condition when you moved in.

LIMITATION OF LIABILITY:

Under no circumstances shall Monte Carlo Condo be responsible for any loss, expense, damages, claims or injury direct, indirect, consequential or otherwise whatsoever, howsoever caused or incurred whether arising in contract or otherwise in law or equity as a result of rendering of the services or accommodations as described or substituted and including, without restricting the generality of the foregoing as a result of any delay(s), substitution(s), rescheduling(s) or change(s) in the provision of services or land accommodations by Monte Carlo or by reason of military actions, revolution or acts of God, government agencies, or unforeseen circumstances or events, by any agents, owners, employees, subcontractors, servants or services as substituted.

NOTICE OF ABSENCE:

You must tell us in advance if you will be absent from the property for 5 days or more. If you do not give us this notice, you will have to pay for any damage that may result from your absence.

HOLDOVER, ABANDONED POSSESSIONS AND SERVICE OF NOTICES:

If you stay in the unit, without written permission, after the Rental Agreement has ended, you will be a holdover tenant and may be liable for twice rent under the Rental Agreement on a prorated daily basis for each day you are a holdover tenant. If you leave any personal property, which we determine to be of value, we must contact you by mailing a notice. After 20 days, if you do not respond, we may advertise the items for sale or donate them to a charitable organization. If we have to give any notice to you, we can serve it to any occupant. By serving one of you, we have given notice to all of you. If we cannot deliver a notice to you, we may post the notice in a conspicuous place in or on the unit.

INSURANCE:

You understand that our insurance does not cover your belongings or damage that you cause. You agree that we are NOT responsible for any loss or damage during the term of the rental agreement. You agree to carry insurance covering all of your personal property located in the unit or bear full responsibility for its damage including damage from fire, water, theft, or any cause.

CANCELLATION AND REFUNDS:

The deposit is forfeited if cancellation is made less than 30 days prior to arrival date. The deposit could be used towards the rental of the same unit within 12 months by mutual agreement with the management.

NO-SHOW, 100% Charge. No refund

* Should this property become untenable or unavailable due to unforeseen events, acts of God, or the sale of the rental property, Monte Carlo Condo reserves the right to substitute comparable accommodations without liability. Upon notification of the change, you will be given the opportunity to cancel with no penalty should the new arrangements not be acceptable.

To protect against cancellations caused by certain unforeseen events, such as illness, death, natural disasters, etc., we recommend that guests purchase trip cancellation and Interruption Protection insurance to assure refund of deposits paid and reimbursement of other vacation payments. Such insurance is available through travel agents, auto clubs such as AAA, or online at www.rentalguardian.com or www.csatravelprotection.com
